My first investment property I purchased across the street from Sugarloaf Country Club was vacant for 6 months and i got scared, but the wait was well worth it as the same tenant will be renewing with me for the 7th year. This tenant was never a day late with his $3000 rent payment for 6 years. lose  jk. but seriously, I may contradict myself on the subject multiple times, but overall I think it is better to find a good tenant than fill the place.
